Regional Maintenance Director
POSITION SUMMARY
The Regional Maintenance Director reports directly to the Vice President of Operations and provides leadership and hands-on support across a portfolio of multifamily, residential, and commercial properties. This role is responsible for supporting, training, and developing on-site Maintenance Directors, stepping in during vacancies, and assisting with elevated maintenance needs and capital projects throughout the portfolio. The ideal candidate is a strong technical professional with leadership presence, operational discipline, and a proactive, solutions-oriented approach.
KEY RESPONSABILITIES
Provide oversight and hands-on support for daily maintenance operations, including service requests, unit turns, and preventative maintenance at assigned properties.
Step in as Maintenance Director at multifamily communities during vacancies to ensure continuity of operations.
Assist in the hiring, onboarding, and training of Maintenance Directors and maintenance teams.
Implement and reinforce company maintenance policies, procedures, and standards at new and existing communities.
Ensure compliance with all safety standards, regulatory requirements, and preventative maintenance protocols.
Respond to on-call emergencies and provide weekend coverage as required.
Coordinate and schedule vendors to complete work efficiently while minimizing disruption to residents and operations.
Manage vendor relationships to ensure high-quality, cost-effective service delivery.
Provide recommendations to Operations leadership on efficiency improvements and cost-saving initiatives across the portfolio.
Collaborate with leadership to develop maintenance schedules, procedures, and long-term capital and property plans.
Utilize maintenance management software to track service requests, organize workloads, and monitor progress and performance.
QUALIFICATIONS
Strong working knowledge of building systems, including electrical, plumbing, HVAC, and mechanical systems.
Minimum of 5 years of property or facilities maintenance experience, preferably in a leadership or supervisory role.
Experience coordinating and managing third-party vendors.
Comfortable using computers and able to quickly learn maintenance management software.
Clear, professional communicator with strong written and verbal communication skills.
Ability to work independently while collaborating effectively with operations leadership.
Must successfully pass a background check.
PHYSICAL REQUIREMENTS
Ability to lift and/or move items weighing up to 75 pounds as needed.
Comfortable standing, walking, bending, kneeling, stooping, crouching, crawling, and climbing throughout the workday.
Ability to access units on first and second levels.
